Christmas Shutdown Painting: How to Book Your Commercial Repaint Before the Window Closes

The Christmas shutdown is the one stretch of the year when schools, offices and many warehouses sit empty for five to seven weeks. If you want a repaint finished in that window, the scope, quote and colours need to be locked in by early November. Leave it until December and most experienced crews are already committed.
This guide sets out the 2026 to 2027 shutdown dates for Queensland, New South Wales and Victoria, which sites suit a holiday repaint, and a week-by-week booking timeline.

Why the Christmas shutdown suits a commercial repaint
An empty building changes the economics of a repaint. With no staff, students or customers on site, there is no need to split the work into small zones, run after-hours shifts or move crews around occupied rooms.
Faster programme. Crews can work whole floors and full elevations at once, which shortens the overall job.
Full access. Car parks, loading docks and forecourts are clear for elevated work platforms, scaffold and line marking.
No disruption complaints. Odour, noise and wet paint signage stop being a problem when nobody is there to notice.
Lower risk. Fewer people on site means simpler exclusion zones and traffic management.
Our Victorian team used a recent holiday shutdown at Lakeside Stadium in Albert Park to recoat the roof steel of the Bob Jane Stand, timed around the venue's events calendar. That kind of work is far harder to programme once a site is back in full use.
2026 to 2027 shutdown windows by state
School holiday dates are the most reliable guide to when the country slows down, so they make a useful planning anchor even for non-school sites.
State | Last student day 2026 | Students return 2027 | Approximate clear window |
Queensland | Friday 11 December | Wednesday 27 January | 6.5 weeks |
New South Wales | Thursday 17 December | Wednesday 3 February (staff from 28 January) | 6.5 weeks |
Victoria | Friday 18 December | Thursday 28 January | 5.5 weeks |
Dates are for government schools in each state, from the Queensland Department of Education, NSW Department of Education and Victorian Government. Independent and Catholic schools often finish earlier, so confirm with your own calendar.
Keep in mind that Christmas Day, the Boxing Day public holiday, New Year's Day and Australia Day all fall inside the window. Paint suppliers and access equipment hire companies also run reduced hours over this period, so materials and equipment need to be ordered before the break, not during it.
Which sites suit a shutdown repaint
Not every property benefits equally from a holiday programme. Here is how the main sectors compare.
Schools and campuses. The best fit of all. Classrooms, corridors, gyms and external walkways are empty for weeks, and the work is finished before teachers return. See our schools and campuses painting page for what a typical scope includes.
Warehouses and logistics sites. Many distribution centres run a reduced roster or close for planned maintenance over Christmas. That is the time to tackle dado walls, bollards, columns and floor line marking without forklifts moving around the crew. Read more about industrial and logistics asset repainting and line marking.
Offices and corporate buildings. Interior repaints of lobbies, meeting rooms and open-plan floors suit the break well, as most tenants are on leave. Our commercial painting services cover full internal and external refreshes.
Retail. The exception. December is peak trade, so retail repaints are usually better scheduled for late January and February, or staged after hours. Our article on live retail refreshes explains how that works.
Strata buildings. Common areas and car parks can work well over the break, but many residents are home on holidays. Notice periods and committee approvals take time, so start early. Our strata painting page covers what owners corporations and body corporates need to plan for.
City notes: Sydney, Melbourne, Brisbane and the Gold Coast
Summer conditions differ a lot between the three east coast capitals, and that changes how a shutdown programme should be built.
Sydney. NSW has the latest school return of the three states, which gives Sydney schools the longest student-free run. Summer humidity and afternoon storms are the main risk, so external elevations should be front-loaded into early December. Find out more about our commercial painters in Sydney.
Melbourne. Victoria has the shortest window, and Melbourne's summer can swing from cool and wet to very hot northerly days within a week. Good programmes schedule exterior work for early mornings and keep interior areas ready as a fallback for bad days. See our commercial painters in Melbourne, or read how often a Melbourne commercial building should be repainted.
Brisbane and the Gold Coast. Queensland schools finish first, on 11 December, but the shutdown lines up with the start of the wet season. Heavy rain and storms can wipe out exterior days, and high humidity slows drying between coats. Build weather contingency into the programme and pair every exterior zone with an interior one. Our Brisbane commercial painting team also covers the Gold Coast.
Whatever the city, coatings must be applied within the manufacturer's temperature and humidity limits. On very hot days, sun-facing walls are painted early and left alone in the afternoon heat.
Your Christmas shutdown booking timeline
Working back from a mid-December start, this is the sequence we recommend.
October: site inspection and scope. Walk the site, agree what is in and out, and record existing coating condition. On larger or taller assets, a drone condition inspection gives an accurate picture without scaffold.
Late October to early November: quote and approval. Compare quotes on a like-for-like scope. Our guide to understanding a commercial painting estimate shows what a detailed proposal should include. Allow time for school, council or committee sign-off.
Mid November: colours, materials and access. Confirm the colour schedule, order coatings, and book elevated work platforms or scaffold before suppliers close.
Early December: site handover details. Arrange keys, alarm codes, after-hours contacts, inductions and any system isolations.
Shutdown: the works. Exterior elevations first while the weather allows, with interiors as the wet-weather fallback.
Mid January: defects and handover. A final walk-through and touch-ups before staff or students return.
What to have ready before the crew arrives
A few items regularly hold up holiday programmes when they are left to the last week.
Asbestos register. Workplaces in buildings constructed before 31 December 2003 must have one, and the painting contractor needs it before preparing any surfaces.
Colour schedule. Signed off, with product names and sheen levels, not just colour cards.
Access arrangements. Who holds keys, who can authorise after-hours entry, and who to call if something goes wrong on 30 December.
Clear rooms. Furniture, stored goods and wall-mounted items moved or marked for the crew to protect.
Interior or exterior priorities. If weather costs days, know which areas matter most. Our article on interior vs exterior commercial repainting explains how timeframes differ.
Missed the window?
If your approvals will not land in time, the next best options are the Easter school holidays or a staged programme across the year. A planned maintenance program spreads repaints across set breaks each year, so you are never rushing to fit everything into one shutdown.
Frequently asked questions
When should I book a Christmas shutdown repaint? Book by early November. That leaves time for inspection, quoting, approvals and ordering materials before suppliers close for the holidays.
How long is the Christmas shutdown window for schools? For 2026 to 2027 it is about 6.5 weeks in Queensland and New South Wales and about 5.5 weeks in Victoria, based on government school dates.
Can exterior painting be done in summer? Yes, provided coatings are applied within the manufacturer's temperature and humidity limits. Crews start early, avoid sun-facing walls in peak heat and keep interior work ready for storm days.
Is the Christmas break a good time to repaint a retail site? Usually not. December is peak trading, so retail repaints are better scheduled for late January or February, or completed after hours.
Do you work over the Christmas and New Year period? Yes. ATD programmes shutdown works across Sydney, Melbourne, Brisbane and the Gold Coast around public holidays, and confirms the working days with you before the job starts.
